We represent our clients throughout the property search and closing process. If the buyer is not fluent in Spanish, we provide translation of proceedings in English. If you need your legal documents in Spanish, you will need to hire an attorney and he/she will provide written translations. We will recommend English-speaking attorneys, architects, and engineers to provide guidance throughout the property search, and to assist with title research and closing. It is a legal requirement in Ecuador that all parties to a sale understand the process even if they do not speak Spanish.
We take a 3% commission from the seller and do not charge the buyer. For sales more than 20 miles from Cuenca, we charge an additional 1% commission to the buyer.
Please note: GringoTree Real Estate does not provide rental management services. We work strictly as an agent for owners. Once an agreement is made on a rental, we will introduce you to the landlord and all further communication on rental issues, including payment, will be between the landlord and tenant.
